Today’s edition is all about asphalt painting. Yeah, you heard that right…someone’s gotta paint those yellow, white, and blue lines on the road! This space is super interesting as it’s attracted private equity interest & investment, yet still remains highly fragmented. The business model & financials also totally dumbfounded me: I’m talm’bout +50% gross margins and significant recurring revenue!

This is one of those weird business models that no one ever thinks about and is a strong thesis for ETA given the fundamentals, let’s dive in.

Laying the Groundwork 😉

So surprisingly these businesses can do quite a few different things, however, the primary focus of today is: Striping

ADA

Parking Lot Striping

Curb Striping

…and Sealing.

Primarily striping, but there is meaningful opportunity in sealing as well that I wanted to touch on. There is also asphalt & sign install (and likely tons of other ancillary services I am missing too).

Why this Business Exists

Nobody wants to restripe their parking lot. It's not a priority. It's not exciting. It's not on any property manager's vision board.

But they do it anyway. Every. Single. Year.

Why?

The Americans with Disabilities Act isn't a suggestion. A single non-compliant handicap stall: wrong dimensions, faded symbol, or missing van-accessible signage exposes a property owner to a $75,000 fine for a first offense. $150,000 for a second. And ADA lawsuits from private plaintiffs are exploding. There's an entire cottage industry of attorneys who do nothing but photograph faded parking lots and send demand letters.

So the property manager who's been putting off the restripe call? He makes it. Every time.

This is a business that exists because without it, you’re paying multiples of the service cost in fines.

And it's not just the ADA. OSHA mandates floor markings in indoor industrial facilities - aisle widths, forklift paths, hazard zones. Fire codes require visible fire lane markings. Local municipalities require handicap compliance on any permitted renovation. The compliance triggers are everywhere, they're mandatory, and they reset on a cycle.

What’s even more interesting is that bad weather, HELPS this business. Just like PB&J, hail & roofing…you guessed it, snow & re-striping :) I called up two owners in this space and they both confirmed…their clients are calling them back every 6-18 months in CO & Utah where snow, salt, and shoveling eats up their lots.
